Substitute of Accommodations: Circumstances may cause your confirmed unit to be unavailable. Fairfield Glade Rentals reserves the right to substitute comparable accommodations. We cannot guarantee the confirmed rate in these circumstances. However, accommodations and rates are subject to your approval.
Disclosure: Each unit is privately owned, including the furnishings, with Fairfield Glade Rentals, acting solely as agent for the owner. By accepting this agreement, guest agrees to compensate owner for any damages caused by them.
ADDITIONAL CHARGES: Rates do NOT include daily maid service.
RESERVATIONS AND PAYMENTS: Payment of the applicable 30% Rental Deposit amount must be received and approved by Fairfield Glade Rentals before a confirmation will be issued. Final payment, consisting of the remaining balance, must be received by Fairfield Glade Rentals at least thirty (30) days prior to guest arrival (or immediately if booked less than thirty (30) days in advance of guest arrival). Failure to make final payments on a timely basis will make reservation subject to automatic cancellation.
CONDITION OF RENTAL: The property shall be in the same condition upon departure as at check-in. Normal wear and tear excepted. Owner or its agents may enter the property at reasonable times to make repairs. Guest shall be responsible to return all keys and garage door openers upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association. Guests shall not bring any pets onto the property unless it is in a condo that allows pets and pet fee applies. There is NO SMOKING in any unit.
CHECK-IN TIME IS 3:00PM CST: Our housekeeping staff works very hard to have your unit ready for the 3:00PM check-in time. You may request an early check-in, on your day of arrival. If your unit is clean, we are happy to accommodate you. However, due to security purposes we cannot give you keys to the unit until it is clean.
Fairfield Glade Rentals, LLC hours of operation are Monday–Friday 8:00AM–5:00PM, Saturday 9:00AM– 1:00PM CST. We are closed on Sundays.
If there is an emergency after hours or if you are locked out of your unit, please call (931) 456-2864, a representative will call you back as soon as possible. Please note, there is a $50 service charge if you lock yourself out of your unit and we are called to open the unit door.
HOUSEKEEPING: If, upon arrival, your condo is not clean, please notify us IMMEDIATELY! 931-456-2864 If you clean the condo before reporting or do not report within 24 hours, we will not be able to assist you. PLEASE NOTE THAT ANY CLEANING ABOVE THE CUSTOMARY WORK REQUIRED WILL BE CHARGED TO YOUR CREDIT CARD ON FILE.
MAINTENANCE: Please report any maintenance issues that arise and we will take care of them as soon as possible. We will address issues promptly so you can continue to enjoy your vacation. Essentials items such as power and HVAC are emergencies. If it is after hours, nonessential items such as wireless internet or cable TV are not considered an emergency. If any thing breaks during your stay, please report it as soon as possible to avoid any issues after your departure.
DAMAGES: Fairfield Glade Rentals, LLC reserves the right to charge guests the cost of rectifying damage caused by the deliberate, negligent, or reckless act of the guest to the unit’s property. Should damage be discovered after check-out, Fairfield Glade Rentals reserves the right to charge the card on file and guest will be notified.
PETS: Short haired pets are allowed in some units. However, there is a $100 pet clean fee. If you need a place for your pet to stay we recommend Bed and Biscuit Kennel 931-456-8685. Association and Resort laws require you to pick up after your pet(s).
STARTER SUPPLIES: Your condo comes equipped with a starter set of supplies. These items include an extra roll of toilet paper (per bathroom), paper towel, dishwashing liquid, and 2 trash bags. This may not be enough to get you through your entire stay; it is meant to establish you upon your arrival. The unit also includes bed linens for each bed and the pull out (if available), bath towels, hand towels, and wash clothes. Extra towels can be found within the bedroom dressers.
TRASH: Druid Hills Villas – Please dispose of trash there in the receptacle located in the center of the villa area.
Lakeshore Terrace, Wilshire Heights, & Lake Catherine Townhomes – Trash pick up is once a week depending on your unit number. The specific day can be found in the book located in your unit. Please use the trash bag provided for the outside container.
CONDO DÉCOR: All the units are one-of-a-kind and individually owned. Please do not loan/take items between units. Fairfield Glade Rentals, LLC reserves the right to charge guest the cost of replacing any item that has been removed from the premises without consent.
GUEST CARDS: Fairfield Glade is a semi-private resort community. There are numerous amenities for your enjoyment. We can provide you with guest cards during your stay so you can enjoy all the amenities at the guest rate. If you would like guest cards, please email us (email@example.com) the names of the people in your party prior to your arrival to ensure the cards will be ready for you. Guest cards will be located in your packet at check-in.
UTILITIES: Monthly guests are responsible to reimburse owner for electric over $100.00.

Bookings canceled at least 7 days before the start of the stay will receive 50% refund.
No refunds for early departures.
RIGHT OF ENTRY: Fairfield Glade Rentals, LLC shall have the right to access the premises for inspection and/or repairs during reasonable hours. (Notice will be given). In case of emergency, a representative from Fairfield Glade Rentals, LLC may enter at any time to protect life and prevent damage to the property. Fairfield Glade Rentals, LLC shall not be liable for any items of personal property left by guest.
CHECK-OUT TIME IS 10:00AM CST: NO EXCEPTIONS! You will be charged $50 for each hour that you are late checking out. Please remember that housekeeping is working under time constraints and needs your cooperation.
LIMITATION OF LIABILITY:
Under no circumstances shall Fairfield Glade Rentals, LLC be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise whatsoever, howsoever caused or incurred whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of services or land accommodations by Fairfield Glade Rentals or by reason of military actions, revolution or acts of God, government agencies, or unforeseen circumstances or events, by any agents, owners, employees, subcontractors, servants or services as substituted; Fairfield Glade Rentals, LLC at all times will act in good faith and use its best efforts to substitute with accommodations or services of a type as comparable as possible to those contracted. Fairfield Glade Rentals, LLC will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. Some activities in which guests engage are especially dangerous. Guests may also encounter the following risks: slippery floors and stairs, especially when wet, faulty electrical or plumbing systems, gas BBQ grills, clean/clear sliding glass doors, and dangerous stairs or pathways, Therefore, each guest agrees that he/she is voluntarily participating in any and all activities, risks, and use of the accommodations, and hereby assumes all risk of injury, illness, damage or loss to person and property that might result, including, without limitation, any loss or theft of personal property. By booking this condo or home, you acknowledge that in all events and circumstances, Fairfield Glade Rentals, LLC its officers and employees shall not be liable. Fairfield Glade Rentals, LLC reserves the right to cancel or rescind any rental agreement if it is found that the Guests are conducting unlawful activities, not abiding by the Home Owners Association House Rules, disturbing others by playing loud music, percussion, audio or instruments, or cause any loud or offensive noises, have made any misrepresentations about the nature or size of the group or use of the group or the use of the property or any other misrepresentations or any other way in breach of the rental agreement.
NOTICE OF ABSENCE:
You must tell us in advance if you will be absent from the property for 5 days or more. If you do not give us this notice, you will have to pay for any damage that may result from your absence.
HOLDOVER, ABANDONED POSSESSIONS AND SERVICE OF NOTICES:
If you stay in the unit, without written permission, after the Rental Agreement has ended, you will be a holdover tenant and may be liable for twice rent under the Rental Agreement on a prorated daily basis for each day you are a holdover tenant. If you leave any personal property, which we determine to be of value, we must contact you by mailing a notice. After 20 days, if you do not respond, we may advertise the items for sale or donate them to a charitable organization. If we have to give any notice to you, we can serve it to any occupant. By serving one of you, we have given notice to all of you. If we cannot deliver a notice to you, we may post the notice in a conspicuous place in or on the unit.
